Lakefield Professional Center is located on 3.98 Acres at the intersection of McGinness Ferry Road and Lakefield Drive in Johns Creek, Georgia. This property consists of two Class A office buildings, both built in 2007. The first building is a 3 story office building that is 35,832 Square Feet with an innovative design and of the highest quality building materials to ensure an above standard Class A finish. The exterior was completed in all brick and stone while the interior features granite floors and cherry wood paneling. One of the innovative design aspects incorporated into the construction of the building was the installation of highly efficient building insulation and an energy efficient, remotely programmable HVAC system. The use of highly efficient insulation and HVAC system leads to lower operating costs. The second building is a 9,400 SF 1 story office building, built with the same brick and stone exterior. In 2001 we purchased this 51,000 sq/ft retail center for $2.7 million. In less than 18 months we refinanced the building return more than 75% of our original investment. In 2006, we sold our interest in the property for $4.9 million.


This is a 32,000 sq/ft retail center we purchased back in 2002 from the developer. We spent 2 years filling the vacant space before we sold the asset in 2004. We generated a 26% annual return to our partners.


This is a 21,648 sq/ft retail center purchased in 2004 and is apart of a large commercial shopping center project that included Wal-Mart, Kohl’s and many restaurants. We sold the facility in March 2006.
